11-13 Main Street, Rathfriland
This regeneration scheme involved the demolition of two adjoining mid-terrace buildings and the construction of a new 3-storey infill building that accommodates commercial premises at ground floor level and separately-accessed offices above.
Phased demolition and temporary propping was required with the main steel structural frame designed to allow the propping to be removed in stages during construction. Balanced pad and reinforced ground-beam foundations were used to avoid disturbing the foundations of the buildings to either side.
The main structure was a steel frame to give maximum column-free office space, and a timber, trussed-rafter roof with slate finish to match the existing buildings.
The works were complicated by the discovery of a semi-basement under one of the original units and the need to maintain a narrow, arched vehicle access to the rear yard.
